Consultation
I invite you to discuss your planning ideas with me. Sketches may be produced for you during this time. You will recieve a fixed quote for your plan drawing and documentation, as well as an estimate of your overall building costs.

Engineering
I use the services of P.J.Yttrup and Associates. Peter Yttrup has conducted earth wall construction testing for C.S.I.R.O. He lectured at the university of Tasmania, and is renowned for his imaginative and cost effective engineering. His site investigation, mud brick and soil testing are particularly thorough.

You can save substantially on labour and building material costs through having your home engineered for your site. This will also give you a home which will last for generations.

Engineer’s Computations Booklets
These will show the dimensions of your beams, beam spans, how beams will link together, optional timber species and sizes for beams, bracing details of the walls and roof, and tying down of roof to members.
Sketches from these booklets are usually redrawn. These enhanced architectural details are then placed on the working drawing or in a separate architectural detail booklet.

Windows & Door Shedules
Theses show the size, type and material used for each item, as well as their location.

Planning with Recycled Materials
Second hand materials can normally be used in building your home. Your selected timbers will be located within your plan. Recycled fittings such as baths and stoves will be drawn to scale to match your new appliances and furniture.

Your full documentation will include:

  • Floor plans.
  • Elevations and sectional elevations.
  • Window and door shedules.
  • Foundation plan.
  • Sun angle diagram, showing light penetration into the main living areas in summer and winter.
  • Electrical plan, including light points, power points, (heights above floor shown) fans, smoke detectors, phones, meter box and switch box.
  • Floor members layout plan is an aerial view of your floor joists, bearers and beams – their size, spacing and span.
  • Product specifications including solar, gas, electrical appliances, beam sizes for various members and square area for tiles on walls and floors. This document is particularly helpful when getting quotes from any of the building trades.
  • Roof members lyout plan including position of roof beams, rafters or purlins and bracing; their sizes, spacing and spans.
  • Architectural details, showing special connections between beams or other building members. (Usually drawn to scale of 1:10)
  • Site plan, septic wastes and drainage plan
